New KDM Land Use Management Scheme released.

The new consolidated LUMS for KwaDukuza has, from a commercial and industrial perspective, brought a number of previously questioned zoning parameters in line. The scheme has basically provided for retail, showrooms, offices, medical, residential, restaurant, hotel, commercial workshops and service industrial on the eastern side of the N2 under Core Mixed Use Commercial 4 (MUCO 4) and Mixed Use – Offices 3 (MOFF 3).  Similar permitted usage has been catered for in the Salt Rock and Umhlali business nodes under the description of Multi-Purpose Retail and Office 1 (MPRO1).  The Junction and Tiffany’s Shopping Centres fall under Core Mixed Use 1 and 2 (MUCO 1 and MUCO 2) respectively and the Lifestyle Centre is noted as a Special Zone. The permitted usage on the western side of the N2 includes Light Industry (INLI) and Mixed Use Low Impact 2 (MULI 2).

 

For example :

  • The Ballito Business Park now falls under MUCO 4 and has an increased Coverage from 70% to 80% as well as free entry for Shop, Service Industrial Building, Residential (except ground floor) Private Recreational Building and Recreational Building
  • MUCO 4 has been extended to include Malachite Park to the south of the Ballito Business Park
  • MPRO 1 basically caters for offices, restaurants, shops and commercial workshops
  • Ballito Services Park South is zoned as MULI 2 and has free access includes public offices, restaurant/fast food, shop, residential (except ground floor) and educational building.
  • Ballito Services Park North and the land along the Shakas Head link road from the N2 road incorporate the INLI parameters allowing for offices and most light and non-polluting manufacturing and industry.
