Ballito’s first major business services park is being launched in November, and promises to position the node as a serious option for light industrial and warehousing north of Durban.

To be known as Ballito Services Park North, the complex comprises 9 serviced platforms totalling 18.5 hectares. Its multi-use caters for a cross section of facilities from 100 square metres to 20 000 per bulk square metre for distribution, warehousing, workshops, factory outlets, wholesalers, show-rooms and mini factories.

Up until recently, the industrial focus in Durban has been South of King Shaka International Airport - particularly around the Riverhorse Valley and Springfield Park area - but this park opens up the opportunities north of the Airport, comments John Hatfield, of Robow Developments, one of co-owners of the park.

And the timing is good, Hatfield believes, considering a growing shortage of serviced land for sale and the dim prospect of new land coming on-stream at an affordable rate in the near future given service delivery limitations. Land prices in Ballito Services Park range from R 700.00 to R 1,200.00 Comparative sites in Umhlanga and Riverhorse valley go for R 1,800.00 to R 3,000.00.

A dire shortage of serviced light industrial sites in Riverhorse, Gateway and Mt Edgecombe makes just north of the airport an obvious choice. However the fact that there are only 112 serviced sites left spread between Ballito Business Park, Ballito Services Park and Imbonini means proclaimed northern business land will soon be hard to obtain.

Ballito Services Park offers flexibility in terms of a wide range of options such as land to buy, ready-built facilities, build to spec, sectional title schemes and turnkey development.

It also marks the start of a clear delineation in the fast-growing town between the existing Ballito Business Park - which was built to cater for office and retail use - and light industrial premises.

The N2 is the natural boundary between the two areas, with light industrial on the western side of the freeway and retail on the east. “The park’s situation adjacent to the freeway allows easy access from the new interchange, and high visibility and branding opportunities,” adds Hatfield.

Other infrastructural benefits include the short trip to the airport, to the heart of the Ballito retail district, adjacent access to the Compensation Railway station as well as ease of access to managerial staff and a labour force in the nearby residential areas.

Trenley Tillbrook, CEO of Ilembe Chamber of Business, Tourism and Industry welcomes the launch of the park and believes it is another string in the bow of Hot Ballito lifestyle and all it offers.
